Holiday Direct Property Management (Holiday Direct) Terms and Conditions 

Holiday Direct has the right to change and amend there website at any time without notice. Holiday Direct has the right to change or amend photographs for any advertising purposes on the website to improve our service. Before signing the contract for Holidays Direct all customer must have on going valid insurance. If you do not have insurance we can arrange this for you.  At Holiday Direct we follow strict security procedure. Our office is fully locked and secure at all times when there is no member of staff in the office. Your keys are always kept in a locked and secure cupboard when not in use. All personal information is only available for staff at Holiday Direct, or any one we have your permission to give the information to. Holiday Direct can not guarantee that you apartment will be rented out. Each time when we allocated tenant to your property, we will send you an email for the occupation date.

Required Documents

Upon Signing of contract Holidays Direct require documents before we can start the rental process. The following documents are:

  • Photo Copy of  Title Deeds or proof of purchase (signed contract with builder)

  • Photo Copy of Insurance ( Homepolicy Earthquake and Contents)

  • Set of keys to enter to your apartment

  • Signed contract

  • Payment

If you fail to meet these requirements Holidays Direct has the right to refuse rental request.

Payment Details 

As soon as Holidays Direct receives the payment the property management service will start. You can pay while you are in Turkey by cash or you can pay by cheque or standing order our office in England. The property owner must hold an U.K or Turkish bank account for standing order. For each property that you have registered with Holidays Direct you must pay a separate fee unless otherwise stated on the contract.  

Basic Key Holding Service 

Holiday Direct holds no responsibility if there was to be a burglary in the office, and for your keys to be stolen. If you request your keys to be given to anyone apart from staff at Holiday Direct we will need written permission off the apartment owner for this. We will not be held responsible for any lock damages that may be caused and the customer must pay for any damages.

 

 

Monthly /Weekly check of your apartment 

Holiday Direct holds no responsibility, if for any reason when we send you your monthly check you do not receive it (problem with your internet mail server).If for any reason you have took your keys back, or change the locks then Holidays Direct will not be held responsible for not being able to do any job that involves going in your apartment. Holidays Direct have the right to change the monthly/weekly check list at any time to improve our service.

Turkish – English Translator

We must inform you that this is not a legal translation. We will not be held responsible for any misinterpreted information given. When you require a translator you must contact us so we can make sure a translator is available in the office at that particular time.

Pre-arrival check 

For any reason the locks are damaged and we can not enter the apartment the customer must pay for the locks to be changed. Also if there are any problems in the apartment, the customer will be informed before any work is carried out. The customer must pay if the problem is not under guarantee or claim on the insurance. Holidays Direct have the right to change the pre-arrival check list at any time to improve our service

Rental Income-Holiday Rentals  

When the rental income is transferred into your account, if for any reason the money is not available for you to use, Holiday Direct will hold no responsibility, please contact your bank for this.

Holiday Direct can not guarantee that you apartment will be rented out.  

The customer must have the right amount of basic items in your apartment for the amount of people your apartment sleeps i.e.: Cutlery, crockery and also 2 sets of bedding for each bed.

Holidays Direct will not take any responsibility for any damage or breakages that is caused by customers staying in your apartment. If any breakage, we will seek agreement with the customer to pay, if major damage we will inform owner to claim from insurance, even though we will still do our best to negotiate with customer to make compensation.

Holidays Direct must be in control of the cleaning of your apartment to insure the standard is met. Holiday Direct also supplies there our own cleaning equipment.

If the property owner wants to use the property at any time, they must inform Holiday Direct as soon as possible to ensure the property is not double booked. Holiday Direct will not be held responsible if you booked your transport arrangement to your apartment without prior knowledge and agreement with Holiday Direct.

Long term Rental

Holiday Direct can not guarantee that you apartment will be rented out.

Holidays direct will not be held responsible if your apartment is not up to the standards that Holiday Direct expects to rent out your apartment.

Holidays direct will not be held reasonable if a tenant terminates there contract before the designated dates on the contract.

 

 

 Holidays Direct will not take any responsibility for any damage or breakages that is caused by customers staying in your apartment. If any breakages, we will seek agreement with the customer to pay, if major damage we will inform owner to claim from insurance, even though we will still do our best to negotiate with customer to make compensation.

The property owner can not use the apartment at any time during the dates shown on the contract, unless the tenant has terminated the contract during the contract dates.  If the property owner does come over to stay in the apartment the tenant will not be expected to leave, the property owner will have to find alternative accommodation and Holiday Direct will not be held responsible for any payment relating to this matter.

Holidays Direct will not be held responsible if the references that come back for the tenant are not completely true.

Holidays Direct will not be held responsible for any water or electric bills that are not paid by the tenant. Holidays Direct would take the outstanding water and electric bill payment out of the tenants deposit payment.

Airport transfers

When you book an airport transfer, you must receive a confirmation email to ensure that Holiday Direct have received the email. Holiday Direct will not be held responsible if no confirmation email was sent. We can not guarantee that the driver will speak English but the car will always be clean tidy and insured.

Cleaning Services 

Holidays Direct will hold no responsibility for any thing that maybe out of place after the cleaners have been in.

Refund Policy 

The property owner must inform us of any cancellation they want to make to there agreement. If you decide to cancel your agreement throughout your policy agreement time, you will not be refunded. Holiday Direct will immediately stop advertising your property. If the property owner cancels the agreement and we have a booking for this property, we have the right to choose suitable alternative accommodation.

Resale

Holidays Direct can not guarantee that we can sell your apartment.

If whenever you decide to sell your apartment, you must inform Holiday Direct. Any alteration’s made in your apartment you must inform Holidays Direct. Holiday Direct can advertise your property for you but we do charge 7% commission. There are also legal fees that you have to pay. Please see our resale information sheet in this booklet. The prices for all cost when selling your property on our re sale information sheet are only a guide price and could change in the future.  If you sell your apartment with another company, you must inform us as soon as possible. Holidays direct will not be held responsible for any unpaid legal fee’s that need to be paid by the seller and the purchaser.
